EXISTING EXTERIOR TIMBER JOINERY REMEDIAL RESTORATIVE PROCESS
Our recommendation when assessing properly manufactured timber joinery, is to, where possible, repair the joinery and rejuvenate the functional aspect. In short this is achieved by a- repair/secure/reseal approach . Combined with professional painters doing what they do best, the cost invested for the results achieved, make this a cost effective, non-invasive, and easily planned option to maintain your joinery.
Although we may only be tackling a portion of the building's exterior joinery, this process would be best for all the exterior joinery on your house. Ideally this is done so all your joinery is at the stage of readiness for the 6-7 year paint cycle to include it with roofing, weatherboard/cladding and all other exterior areas of the building. We aim to help you avoid the need for expensive replacement joinery units, and in some cases adding code of compliance certification for units not able to be matched like for like.
Avoiding the replacement of exterior joinery with repair, is more cost effective than leaving it to be replaced with new joinery units.
ESTIMATE QUOTES/CHARGE OUTWORK Estimates of the labor component are worked out case by case with a site assessment. We strive to be as accurate as possible in these estimations. Any variance discovered on the job will be reported, and a path(s) forward recommended. We then make sure these paths discussed and chosen are understood , and ‘signed off’ by our customer before additional works to the estimated quotation are undertaken- no surprise bill for you if we find a surprise.
REPAIR/REINFORCEMENT PROCESSES
The processes likely to be used in remedial / repair / reinforcing works, for exterior timber joinery are listed below. We recommend our works are completed before , or during preparation for paint. We will work alongside, and coordinate timeframes with, your assigned paint professionals to achieve the best results .
The presence of lead based paint is our first priority , we can then take the least invasive approach to our RRP work, and mitigate any likelihood of exposure to this hazard. We then-
remove any opening/function intended joinery from frames.
remove debris, loose paints.
water ingress, is noted in any joinery including framing & glazing.
issues identified and noted for remedy.
repair any structural issues in joinery frames and the doors and sashes, focusing on mortise and tenon joints in doors and windows with through fixings to hold, these are primed, underfilled and surface sealed for paint prep.
hinges and stays are replaced as a general rule, we advise stainless steel fixings and hardware are used exclusively as a general rule. 304 and 316 grade stainless steel is marked clearly
joinery faces with exposed/cracked surface joins are v grooved , masked , and filled with epoxy compound. 50% of this epoxy is removed during its curing to minimize sanding f lush. This saves time, and creates less dust.
tops and bottoms of all sashes doors pre primed again as a minimum future proofing against the elements.
clearance gaps are made right ,weather seals / grooves reinstated and all bare timber reprimed or epoxy sealed
areas to be made inaccessible to painters (fixed windows and doors), are primed twice or epoxy x1 primer x1, and optional 1 x topcoat if visible even partially
The last step is refitting the joinery and testing the function.
